As a mortgage broker, I am able to provide mortgage financing that is not usually available
through local lending institutions. Listed below are some of the financing program that
we can offer your clients.
1. Divorce equity buyouts. We can refinance a home to provide money to buy out
an ex-spouse's equity based upon a 90% loan-to-value ratio. Most banks allow only 75%
loan-to-value.
2. Homes that need to be financed in estate settlements. We can provide For Sale
By Owner assistance (and the estate may get to keep more money) and provide a property
appraisal for as little as $100.
3. Purchase of real estate. We can pre-approve potential home buyers in as
little as 1 hour, (no need to wait 30 days, like most lending institutions)
4. Debt consolidation or payoff IRS liens.
5. Refinance home to provide case for estate planning purposes.
We are unique in that we do not charge loan origination fees on any of our loans.
This saves your client money. Since we do business with many different lending institutions,
we can "shop" for the best mortgage program and interest rates.
